There are two ways to pay the apartment rent, online payment or bank wire transfer 1. For online payment, please log in to the Account of Unite Students, click the Payments page, enter the rent amount to be paid in the dialog box, click the Pay button, and enter the payment card information. If it is a British savings card, select the Debit card type (the corresponding Billing address needs to be changed to a British address), if it is a Chinese credit card, select the Credit card type (the billing address remains the domestic address) 2. For bank wire transfer, please log in to the Account of Unite Students and click Booking page, download the Bank Transfer Info file, communicate with the bank in advance, and bring the corresponding materials to the bank counter or self-service money transfer machine for remittance. In the remittance postscript, please fill in the personal reservation information (refer to the content required in the bank_tranfer_info file). The wire transfer does not arrive in real time , please be sure to wire transfer 1-2 weeks before the deadline to ensure that the funds arrive on time. Since the bank will charge a cross-border payment service fee, please pay the required rent + service fee when paying the fee to ensure that the full amount arrives.

Please refer to the corresponding activity details provided by the apartment when you make a reservation, and then please accept the corresponding details with the apartment.

Should I pay as much as the apartment needs to pay?

Please decide how much to pay based on your payment method, but please make sure that the amount of your rent is consistent with the amount required by the apartment. For example, if you use an international bank remittance, the intermediary bank will charge part of the handling fee, so in this case, please ensure that the amount paid is the payable rent + handling fee, and ensure that the full amount arrives to avoid arrears.

You can check in on the day when the contract period starts. If you arrive at the apartment during non-working hours, it is best to inform the apartment in advance so that the apartment can arrange check-in.

Can someone else get the key card for me?

No, for security reasons, your key card can only be collected by yourself.

Do I need to pay land tax?

If you are an eligible full-time student, you will be exempt from paying land tax. You must provide proof to the apartment that you are a full-time student

Can I cancel my booking?

3 days to accept the offer+ 7 days cooling-off period Once a booking is processed, the student has 3 days to accept the offer. It means for the student and the guarantor to accept the contract and pay the £250 advance rent payment. (For bookings in England only. No Advance Rent Payment is required for bookings in Scotland). Once these steps are done, the booking is completed. If one of the step is not completed within these 3 days, the offer will expire. If the student still wants a room, we can re-process a booking, but we cannot guarantee that the same room or the same price will be available. Spring Gardens is a quality international student accommodation in Aberdeen with 511 beds in four room types: Non-en-suite, Studio, One Bedroom Flat and En-suite. The kitchen is well equipped and the bedrooms are furnished. The location is excellent, with several bus stops close to the flats and direct access to University of Aberdeen and Robert Gordon University from the residence. If attending Aberdeen College, the school is a 20 minute walk away.

Accommodation Facilities:

Spring Gardens halls of residence offer free high-speed Wi-Fi in all rooms and common areas. Equipment in the kitchen includes a fridge, microwave and hoover. The rooms are furnished with a comfortable 3/4 size bed, a desk, a chair and more. You can decorate the room to your liking to make it feel more like home. All students staying at Spring Gardens have free access to the gym at Causeway View Apartments. Common areas are cleaned by housekeeping staff free of charge. The laundry room is equipped with a washing machine and dryer and students are required to pay a coin to use it. A bicycle storage area is available in the flats.

Location:

Spring Gardens is ideally located with a number of bus stops close to the flats. The University of Aberdeen and Robert Gordon University can be reached directly from the flats. North East Scotland College is just across the road and if you attend Aber Engineering College you can walk to your classroom and other places on campus. The city centre is about a 5 minute walk away. All students staying at Spring Gardens have free access to the gym at CausewayView Apartments.

Spring Gardens is surrounded by a wide range of amenities, with a number of supermarkets, restaurants, takeaways and bars within a 10 minute walk. Large shopping centres, cinemas and other leisure areas are also nearby, and Aberdeen Beach is about 23 minutes walk away.

Security and services.

The flats have a 24 hour emergency contact centre and a 24 hour security service team to keep the flats safe at all times. Students can report breakages to the maintenance team via MyUnite. There is a laundry, vending machine and bicycle garage in the flats.

If the student doesn’t get their visa to come and study in the UK, the student must send us the visa application rejection letter within 7 days of receiving it and we will cancel the booking and refund the money to the student. This policy is valid until the 15th September,2023.

No Place No Pay

If the student fails their exams or is rejected by the UK University, the student needs to send us the university rejection letter, or proof that the exam results don’t meet the requirements of the university, and we will cancel the booking and refund the money to the student. The student must send us the proof documents within 7 days of receiving them. This policy is valid until the 15th September,2023.

Full Cancellation Policy

【22-23】
The booking
Once the booking is completed, the student has another 7 days to change their mind and cancel their booking without any reasons. This is called the cooling-off period.
Past these 7 days, the student remains liable for the rent for the whole length of the tenancy unless:
Replacement tenant found: if the student finds a replacement tenant to take over his room with the same tenancy length and we can process the booking for the new student, and once the offer has been accepted by the new student and his guarantor, and that they have paid the £250 (if applicable), we will release the original student from their contract.
Passed the 15th September,2022, the No Place No Pay and No Visa No Pay do not apply.
The student remains liable for the rent unless they find a replacement.
【23-24】
The booking

No ATAS certificate, No Pay: Some international students coming to the UK to study in very specific fields need to apply for an ATAS certificate. (Academic Technology Approval Scheme). If a student’s ATAS certificate application is rejected we will cancel the booking and refund the money to the student. The student must send us the ATAS certificate application rejection letter within 7 days of receiving it and we will cancel the booking and refund the money to the student. This policy is valid until the 15th September,2023.
The cancellation requests along with the proof documents must be sent by the student, from the email address they have registered their account with Unite.
The email must be sent either from the student to the agent, and then the agent contacts our teams. Or the student can directly email internationalcancellations@unitestudents.com
Replacement tenant found: if the student finds a replacement tenant to take over his room with the same tenancy length and same weekly rate, we can process the booking for the new student, and once the offer has been accepted by the new student and his guarantor, and that they have paid the £250 (if applicable), we will release the original student from their contract.

What is Internal “Health checks” for hot cities’ bookings？

Students will be asked to provide their university offer or a screenshot of the university portal showing their name and enough information to confirm the student has completed the application process.↵↵For a small sample of students, Supplier might check with their university partners if they can confirm the offers and information are genuine.↵↵If the student doesn’t reply to any of the 3 attempts, Supplier will have a red flat to this booking.↵↵If Supplier still cannot get any contact from the student, Supplier will cancel the booking.

When I make a reservation, is the advance rent paid a deposit? How to refund?

Advance Rent is prepaid rent, used as a deposit. After you successfully check in, Advance rent will be deducted from your rent and will not be refunded.
